WATERFRONT OASIS ON CORNER OF THREE INTERSECTING CANALS!

This beautiful House is truly one of its kind. It’s a House a great details, as we will explain in the following text.

The House

The House is built in August 2007, we moved in, August 2008. It has 3100 square feet under AC. The Lanai is 1000 square feet and can be easily converted into AC area with a glass front. The Pool area (pavers) is 2100 square feet big. The Cage is extra high and has fine mesh to keep the smallest insects out.

The House has 5 bedrooms, 4 baths, office, 3 car garage, living room, Kitchen, library, laundry room, 2 walk in closets, Hurricane room (Panic room). The House is a so called Intelligent Home. Details below.

The House has Hurricane impact glass windows and doors. Additional it has 3 big electrical Roll shutters for the lanai area, so storage of all garden furniture etc can be placed safely within. We have for all Windows and doors additional Plywood covers in case we have a hurricane, just to protect the frames etc and have less Insurance hassle after a posible damage. These are stored on the side of the house and we have a company who will install these incase needed.

The House has a elect Light system which basicly means that all light is low voltage and can be switched on at 100 % , dimmed to any % by holding the button. All lights can be timed controlled and can be given features. For examples the light buttons (custom printed) may say Entertain. This will usually be programmed with all rooms ( except bedrooms) light to 60 %, music on all speakers, fans on in main rooms, pathway to boat dock on, Pond lights on, Waterfall on, Sogit lights 100 % on ….and so on. You can program what ever you like and its very easy.

We have installed a 1200 gallon Salt Water Aquarium. This is the Star of the House when you have guests. It is fully automated. The Filter is in a separate Aquarium room in the garage ( so no dirt, water etc in the House). Here is the Computer which runs the system, fills water, cleans it, adds chemicals etc.It is connected to a mobile phone. In case there is a leak, a temperature change or any other disturbance it sends a sms to your mobile (and the Company who looks after it here in Cape Coral) and informs you about the fault. So hustle free, just enjoy the dozens of corals and colorful fish. The rest is taken care of.

All rooms have high quality Ceiling speakers as well as the Wall mounted controls (can be controlled by the wall mounted displays or over any remote control). Lanai, Pool area. Garage, driveway and Boat dock included.

Wall mounted controls can control: Jukebox, CD Player, DVD Player, Sat Radio, Radio, TV, Media center.

We have a 30 KW Diesel generator installed. This is big enough to run the whole house, under full load (with AC s and appliances).It has an automatic switch, so on Power los, it switches on within 3 seconds .

Office has custom made wood shelf’s and desk. It has a 5 ft tall fire and waterproof safe.

The AC (cooling and heating) has 11 dumpers, so all rooms can be controlled individually.

All closets have hardwood shelving and hanging bars. The 2 walk in closets have custom made wood shelving.

Most rooms have double or single tray coffers with rope lights. This includes the Lanai.

All rooms, Lanai, Pool area, Boat dock have integrated music speakers and all can be used over wall mounted Pads or remote controls ( CD, TV, Jukebox, Radio, Sirius radio can be chosen individually)

The whole house has rain gutters with splash protection.

The whole property is fenced in. This can be easily removed if not wanted. We did this not for Security (Cape Coral is in the 5 top safest areas in the US). It was done for our one year old Son.

The Roof has a very expensive foam insulation, which keeps the temp very low in summer. All internal walls are double insulated (for noise protection).

We have installed a mosquito and Insect control unit around the entire house. This Unit sprays on programmed times( and manually with a remote control if required) a 100 % biological flower essence into the air, which will make Insects, Spiders etc go away.  This system is installed into the gutters around the house, on each one of the 16 Foxtail Palms, around the pond, on the Boat dock etc

The House has very exclusive outside lighting (Soffit lights) on the house as well as on all 16 Palms. The bridge and the Ponds are lighted as well. All timed and controlled by the Light control units. To round this up we installed outlets all over the gutter area for Christmas lighting which is timed and controlled as well.

The House has an integrated Vacuum cleaning system, with a separate exit in the Garage for Car cleaning.

The Ac Unit has a separate electronic cleaning filter which never has to be cleaned. The Unit has 2 UV light filters which eliminates all germs in the Air.

The Water system produces absolute drinking water quality. The System has a salt system, than 2 micro filters, a charcoal system and at the end a UV light filter which kills all germs. This water is used throughout the house . It protects all appliances, gives perfect water for pool and showers.

We have installed 2 big water heater ( one in reserve).The have a AC recovery system installed, which means in Summer u can cut of the Power as the water gets heated by the AC units. This means no cost at all for hot water. The House has a water circulation system, so when opening hot water you don’t need to wait, it is hot imminent.

Kitchen

The kitchen is made out of Brazilian hardwood with self closing mechanism. The Countertops and Bar are granite from Italy. It has a double tray ceiling with rope lights and over head lights, toe kick lights, under cabinet lights and over cabinet rope lights.

Ceran cook top from Miele (Germany’s best brand), Jen Air oven and Micro, Bosch dishwasher, Samsung 4 door fridge, Bosch Coffee and espresso machine and wine cooler.

Living area

The ceiling has a double tray coffer with rope lights. The Entertainment area has 3 lighted Art niches.The 65 inch LCD TV from Sharp is the largest LCD TV with this high resolution on the market ( 12.000 $ new Price).The Dolby Surround system is one of the finest in the Price range of 20.000 $. Double Aluminum cones and a 1500 Watt subwoofer rock. Play station 3 with blue ray player is included as well.

Library

This is a small Library to relax. The floor has Brazilian Hardwood of the best quality. Ceiling has double tray with rope lighting .3 lighted Art niches are over the Aquarium.The shelf’s are all custom made, as well as the Furniture around the 1200 gallons Salt Water Aquarium , which separates the Library from the Living room.

Baby room

One Bedroom, which we use as the Baby room has 2 Cameras installed. One on the Ceiling, which can be seen over any TV or Internet and one over the bed, which is connected to a small, transportable hand TV device for viewing and sound.

Electronics room

In this room we store all the electronic equipment for the intelligent Home. It has custom shelving as well for hanging Coats, storing boxes etc.as all rooms this has separate AC contoll.

Integra Media Center. This allows to work from any of the 11 TVs on the integrated Computer ( Internet, E mails and everything else u can do on any Computer) and to access the 6 Terabyte Hard drives with about 1000 Movies. Your private Videos, Photos, Music etc can also be accessed by the Media Center. This is connected to the Internet and office as well, so you can access it, synchronize etc from any computer worldwide. As it is nothing else than a Computer, using it is very very easy. It is based on Windows XP.

Security

The House has sensors on all Doors and Windows. It has Outside Cameras on the following locations: Front door ( with Intercom), Side of House, 2 Cameras in the Pool area,. ( this is important if u have Children) covering the boat as well.

Inside the House one in the Living room covering the entrance and one in the Baby room.

As mentioned before all cameras record ( on motion trigger) on a Hard drive and can be viewed at Home or from any Internet access in the world. This is important in case of a robbery, or controlling staff, babysitter etc.

All Water appliances have Water detectors installed ( Toilets, washing machine etc).These, the Alarm triggers  and the Fire detectors are connected to a Security company, who will call you, and or Police in case of Alarm.

In the Master bed and 2 nd Bedroom Panic buttons are also installed. These trigger sound alarm and Light Alarm specifically programmed. 911 will be alarmed at the same time.

We have one room ( the large walk in Closet, which is a Hurricane / Tornado shelter or a so called Panic room. It has independent Phone line, Panic buttons etc. It is made out of reinforced concrete ( the ceiling as well). It has 3 metal doors with 3 exit points.

Master bath

Cabinets made of Brazilian Hard wood with Granit countertops. TV with DVD integrated Large Jacuzzi bath tub, large Shower with rain head, 4 side sprayers and a regular shower head. Italian marble and tiles .

Pool Area

The Pool is 35 x 15 feet long. The Pool has a Salt water system, so no chlorine .Maintenance is a no brainer in this case. Add Salt every 6 months, finished. The rest is done by the Unit. Pool heater is titanium 130.000 K Unit with 8 years warranty remaining. The Jacuzzi and Pool can be heated separately. Both have LED light which can be changed in color. All is controlled by a water proof remote control. The Pool/Pond area has a nice light brown baby fence, which is not in one piece. It is divided in 6 Units, so opening it partially is easy.

We have build a Zen relax pond beside the pool, with a nice waterproof couch with shade. The Pond has approx 8 Koi”s and a rock waterfall. Underwater lighting is controlled over the system.

Outside Pool shower is hot/cold.

The Outside kitchen is bedded under a Tikki hut. It is a L shaped BBQ with cold/warm water sink. Icebox and many drawers (all stainless steel) and cabinets. Propane gas.

The Pool cage has 3 doors, of which one is a double door, for easy furniture access etc

Pool, Pond, Aquarium all have automatic refill (for the evaporating water)

Garden, Dock and Boat lift

The Garden has 16 Foxtail palms, orange and citrus tree and tropical Plants.

The attraction is the 55000 gallon Koi Pond in the middle. A bridge made out of composite wood with seating area in the middle rounds this up. Underwater lights, automatic fish feeder as well as 3 big feather rocks which are used as waterfalls make this a beautiful Oasis. We have approx 8 very big Koi’s and dozens of other fish in the pond. It has a automatic refill. The filter is on the side of the house and includes a UV light filter to eliminate bacteria’s.

The Boat lift is build for a 33 footer and has 16.000 pounds capacity. We would consider selling the boat as well.

The Automatic sprinkler system has 12 different stations, so all plants can be looked after accordingly.

Contracts with local Companies for maintenance

We have maintenance contracts with SWFCE for all electronic and Security issues. This Company is a very reliable (24/7) and are the installers of all systems in this house.

We have maintenance contract with Gulf Property Services LLC for all other needs. They were involved in the supervision of the House and build the Aquarium, the Pond and much more. They maintain the Pond, Aquarium, Pool, Garden and manage all other Maintenance around the House. They are reachable as well 24/7. As I travel a lot I depend on full Automation and very easy handling of all this electronic equipment. It turned out much easier than I thought at the beginning. So no worries about all the extras. Its easy and well taken care of.
